Flueid, the leading VOT™ (Verification of Title) company for residential real estate transactions, today announced that First National Title Insurance Company (FNTI), a nationally ranked underwriter doing business with title agents across the United States, has successfully integrated with the company’s patented Flueid Decision platform. This strategic integration will fuel FNTI’s workflow across purchase, refinance, and home equity transactions. The announcement follows Flueid’s recent launch of its integrated VOT solution for purchase on August 1, which brings the significant efficiency gains of Flueid’s VOT data, decisioning and intelligence to the purchase market for the first time – now in collaboration with FNTI.

Driving Title Risk Transparency with Data
Through this integration, FNTI’s network now has access to two key data-driven products within the VOT framework: TitleCheck® and TitleDecision. TitleCheck offers upfront title insights for users such as mortgage lenders and real estate professionals, while TitleDecision delivers detailed analysis on the condition of title for title agents.
Across both VOT products users receive upfront title clearance decisions, actionable insights and alerts based on the items uncovered in public records. This is made possible by aligning and integrating robust data sources, including TDI, to help verify recorded property land records and consumer insights details, as well as support QA processes. When TDI plant is enabled, users also receive evidence of plant documentation to comply with Texas Department of Insurance requirements.
VOT within the Purchase Process
The objective of VOT for purchase is simple: achieve a proactive title ‘Close Certified’ status on listed properties. To do this, the TitleCheck and TitleDecision products work together to enable a proactive approach to title curative between real estate agents, brokerages, and title providers.
By identifying and addressing title issues early, these products ensure a timely and transparent closing process once a property is under contract. This approach not only improves the accuracy and efficiency of title production but also provides certainty for all parties involved.
